I am Buying this as I Play a lot of Simulator Games - FS2004, FSX, Trainz 2004/2006 and the just released Trainz 2012 Collectors Edition also some other simulator games.

I must sound very Boring With my choice of games?

I Have taken a lot of advice via phone from the sales team at pc specialist for this custom built Pc, And I must say "Very Helpful Advice" as I am not that clued up with certain specification's.

Looks good except the BULLGUARD INTERNET SECURITY - FREE 90 DAY TRIAL, I would go for Avast anti virus personnally, If Bullguard is loaded onto your machine then if you choose a different anti virus later on you will have to find a tool to remove it as just deleting or uninstalling doesn't work and load 2 antivirus programes on your pc will render them useless.

Thank's SteveB for that, I will Call them on Tuesday after bank holiday, The sales rep did say"I would be able to uninstall this if i wanted to" But he also recommended Avast anti virus & Microsoft Security Essentials too.I am Looking for a Anti-Virus Software that will protect me, But won't affect the performance of this Rig?

I used bullguard for the trial period and it served me fine. I uninstalled it and installed MSE in its place when i was finished
and all seems good many months later so presumably it uninstalled properly for me....

It shouldnt affect your rig as its top of the range. Bullguard has a special gaming setting which stops it from using resources while gaming too so i wouldnt worry....

Looks pretty good to me, but I'm still a bit of a newb when it comes to PC components :D
However, the one thing I would look into changing is the motherboard. You may be better off sticking with the P8P67 or the PRO version instead of the Sabertooth board. Seems to me that the main selling point of the Sabertooth is the cover for directing cool air around the motherboard, but since you are using watercooling, this isn't really applicable to you.
No matter which you choose, I hope you get your new rig soon. :)

I don't doubt its performance although I haven't used it myself but personally I wouldn't have it loaded on if you plan to change it, the gaming thingy sounds cool though.

I will second the advice given by nemesis and facetiouspizza, bullguard i use myself it does not in any way impact on the running of my system or my games the gamermode though only has some preprogramed games that it is set for and you can add more but i don't bother with it as it is fine as it is just as a prewarning sometimes when you start up you will get a flag warning saying firewall not enabled it is but windows does not always detect it so just close and reopen bullguard and all is sorted, the motherboard i would drop down as i do not really think it is worthwhile for you.

I Currently Use All types of aircraft and helicopter's and also a very comprehensive Selection of add-on scenery's And Extra Traffic Packs. Plus I also have the full Saitek Pro yoke and 3 x throttle Quadrants, Rudder Pedals ,Auto pilot panel + Switch panel and the Saitek X52 pro Joy stick, All using USB.(Hence the Purchase of a new/Fast PC)

OMG nice, yeah i got myself an x52 pro last year but i only bother using that F14 freeware that dino canterelli (think thats the right name) did and aircraft carrier with AI carriers 2, i use the helis some times but just can't get the hover right with them much practice required.

To answer your last question; unless you think you need more than two gfx cards then don't waste your money on the P8P67 DELUXE.
IMO your first choice of the SABERTOOTH P67 was a good one. In terms of features its pretty similar to the P8P67 PRO but as has been mentioned; comes with the body armour, longer warranty and has had to pass tougher tests than the PRO.

Adding to lordbattlebeard's comment the Deluxe just mainly has extra overclocking features with more room for multi gpu setups. The sabertooth is similar to the other p8p67 boards but its run and good with stock clocks hence it has ultimate cooling compared to the others.
The case will provide really good cooling with just 3 fans. You can add the 4th fan if desired which is located at the bottom next to the psu :)
